I think people underestimate the cost of maintenance. I've been renting for a many years and the only thing I've paid to replace is a ceiling fan. At the same time, my landlord has done a whole bunch of things like replacing windows, replacing the siding of the house, fixing the wall around the front lawn, and fixing the bathroom. That's a huge difference in costs.

Also, I think homeowners are more inclined to spend on stuff for their home vs. renters. Renters want their place to be nice, but they don't necessarily take the same pride in their living space as homeowners. As a result renters may have no problem ignoring small cosmetic issues vs. an owner that will want to fix things immediately.

It is a tough decision, but I think too many people make the mistake of assuming that buying is automatically better.

I think having a good savings plan to make a large down payment is key. Financing for 30 years is foolish. Under normal economic conditions, your house will never appreciate to the price you paid for it. Would you pay $20,000 for a car that is worth $5000? That is what people do when they finance for 30 years though.

Personally i prefer buying a home, but this decision is good if you really want to settle down somewhere for a long term. Actually, i think, it's better to make up your mind first and then decide, rent or buy.

House prices in my area went down for ten years. At the same time the roof, well, septic, and furnace failed. This would be no problem for a renter. Also, over half of homeowners can't take the interest and taxes deduction because it is less than the standard deduction.
